| MARKETING The primary objective of any marketing program is the leasing of space: in the shortest possible time; at the highest attainable rate; alberghi a Reims at the lowest cost; to the highest quality tenants. The initial goal of our marketing plan is to develop the parameters and policies which will form the basis of an ongoing marketing effort. The focus of these efforts should be to systematically contact a select group of major office tenant candidates, together with all active commercial real estate brokers in the Los Angeles area. ERROR MSGDuring the pre-leasing period we devote those hours necessary in joint consultation with team members to ensure effective implementation of a marketing program for the subject space. During this time, representatives of both the Summit Group and the owner's representative discuss critical policy issues and develop effective liaison and channels of communications. Agenda items include, but not limited to: marketing support tools, construction standards, budget, timetables, lease presentations, lease documentation, etc. In general, this time is an investment in planning relative to policy-related issues. It will result in a through understanding on the part of the marketing team of the concerns and goals of the owner with respect to all major issues affecting the Building. The intent is not to create a policy manual or decision tree, but rather to produce a sound conceptual framework within which to move forward with a well-planned leasing program to maximize the earliest possible tenant commitment for the space available in the Building. Following the pre-leasing period, we begin in intense canvassing effort. We see this as a two-tiered approach in which identification efforts are initially prioritized in favor of larger tenant prospects. However, it is our intention to ensure that no qualified large or medium sized tenant prospects are overlooked. The initial contact program for the larger tenant prospects will take approximately ninety days. Our firm maintains an extensive, updated computerized file of all major tenant prospects as well as pertinent information relating to those prospective tenants. As a follow-up to this level of prospecting, we will develop a program contact for all other tenant prospects which will be continuous and ongoing during the entire marketing effort.
