Often times construction costs can either make or break a successful transaction, possibly costing the building owner the loss of a revenue, or a tenant the loss of a preferred location. Summit Interior Construction provides our clients with vital information at the inception of a tenant improvement project. We are able to guide and advise the client throughout the bid process, providing accurate construction costs. Summit Interior Construction works closely with the parties in each transaction, including the owner, tenant, architect, property manager, leasing agent, engineer and governmental agencies. We provide complete general contracting services, including all contract negotiations, bid requests, job sheets, compliance with owner job specifications, governmental permits, insurance requirements, bonding, accounting, lien releases, draw requests, paid invoices, change orders, required retainage, wire transfer requests, payout of all subcontractors and complete project supervision. We pride ourselves in our ability to complete projects on time and within budget, at competitive costs. Summit Interior Construction is fully licensed, insured, bonded and will provide references upon request.

Each one of our projects begins with a joint consultation between owner, tenant and architect in order to address all aspects of construction planning. We are available to assist the architect with product and material evaluation as well as make recommendations on design changes based on cost analysis and value engineering comparisons. We- find that the tenant's involvement in this initial process is critical so that special requirements for HVAC, electrical, floor loading, telephone data or fire suppression be addressed up front, reducing the need for retrofitting at a later date. Based on our initial consultation and conceptual drawings we can provide pricing estimates and anticipated completion dates which can aid in the development of final working drawings and contract pricing. Depending upon the scope of the work we can also pre-order certain materials and negotiate for unit pricing.

Before the start of the project we develop a critical path system designed to keep the project progressing on schedule, establish procedures to maintain quality standards and obtain permits and approvals. Prior to every job we verify each subcontractor's liability insurance and workers compensation coverage. Once the project gets under way we supervise all aspects of the job site, coordinate inspections, verify material deliveries and provide daily progress reports. When the project is closed out we correct punch list items, prepare a final accounting statement, provide lien releases and supply warranty information.

The combination of pre-planning, attention to detail during construction and accurate accounting procedures insures that every one of our jobs meets our client's expectations.
